Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results so a short-term rental earns what the market will pay. It goes beyond a one-time pricing setup: the strategy is reviewed and adjusted as demand, events and your own booking pace change.
Demand drivers in Bodrum: Turkish and Gulf summer travel; Yalıkavak marina and beach clubs; Yacht charter season; Domestic holiday calendar. Typical guests: Turkish, Gulf and European couples and families on 5 to 10 night villa stays. Where the work starts: Luxury villa weekly pricing, Bayram premiums, and a short-season strategy.
Bodrum villa pricing is weekly and short-season. We set seven-night rates with Saturday or Sunday changeovers in July and August, add Bayram premiums based on that year's dates, and allow shorter stays in June and September. Private pools, sea views and distance to beach clubs or the marina matter most. Guests book early for August, so we publish rates in winter.
