What it is

What is revenue management consulting?

Revenue management is the discipline of selling the right room or listing to the right guest at the right time, through the right channel, at the right price. Revenue management consulting brings that discipline to a property that does not have it in-house, or has it and wants an independent check: we audit how you price, restrict, distribute and forecast today, quantify the gap against what the market would pay, and hand over the strategy, calendar, reports and training to close it.

Every engagement is fixed-scope and fixed-price, runs remotely in your time zone, and works the same way whether you run one Airbnb, a portfolio of vacation rentals or an independent hotel. What changes is the tools and channels, which is why the services below are split into short-term rentals and hotels.

A typical engagement covers

  • Pricing, restriction and inventory review
  • Comp-set positioning and rate shopping
  • Channel mix and net-revenue analysis
  • Forecast, budget and pace reporting setup
  • Pricing-tool or RMS selection and setup
  • Strategy roadmap and team training

Portfolio revenue review

For hosts and property managers with more than one listing: a review of pricing, occupancy, ADR and RevPAR across the portfolio, with a prioritized plan to lift revenue and a monthly reporting rhythm.

Listing and OTA optimization

Titles, photos, content and ranking on Airbnb, Vrbo and Booking.com, reviewed channel by channel so more of your visibility turns into booked nights at the right rate.

Revenue forecast and projection

A 12-month revenue projection for a single listing, a portfolio or a purchase you are considering, with conservative, realistic and optimistic scenarios and the assumptions behind them.

Hotels & resorts

Hotel revenue management consulting

For independent hotels, boutique properties, resorts and serviced apartments, priced and distributed by room type.

Hotels, resorts & serviced apartments

Hotel revenue audit and strategy

A fixed-scope review of 12 to 24 months of pricing, restrictions, channel mix, comp-set positioning and pace, delivered as a written report of every revenue gap ranked by value, with the strategy and calendar to close it.

Hotel pricing and distribution strategy

Rate architecture by room type, BAR and length-of-stay rules, restrictions and rate parity, and a distribution plan across Booking.com, Expedia, GDS, wholesalers and your direct channel.

Hotel OTA and metasearch optimization

Booking.com, Expedia, Agoda, Trip.com and Google, each optimized on its own ranking rules and kept in parity through your channel manager, so you win the right demand at the right cost.

Outsourced revenue management

Prefer the team to run it day to day? Outsourced revenue management for hotels and resorts on a monthly retainer, or done-for-you managed plans priced by your hotel's size.

FAQ

Your questions, answered

Common questions about revenue management consulting for hotels and short-term rentals.

What is revenue management consulting?

Revenue management consulting is an independent, fixed-scope engagement in which an experienced revenue manager audits how a property prices, restricts, distributes and forecasts its rooms or listings, quantifies the gap against what the market would pay, and delivers the strategy, tools and training to earn more from the same inventory. It applies to both independent hotels and short-term rentals such as Airbnb and Vrbo.

What does a revenue management consultant do?

A revenue management consultant reviews your performance and decision data, shops your competitive set, analyses channel mix and net revenue after commission, and interviews the people who set rates. They then write the pricing architecture, restriction rules, distribution strategy, forecast and calendar the property should run, and often set it up in your systems and train the team to keep it going.

Do you consult for both hotels and Airbnb / short-term rentals?

Yes. We consult for independent hotels, boutique properties, resorts and serviced apartments, and for Airbnb hosts, vacation-rental owners and property management companies. The method is the same; the tools and channels differ. The sections above break down the specific services for each.

How much does revenue management consulting cost?

Engagements are quoted after a short discovery call, based on the size and complexity of the property or portfolio, the number of room types or listings and channels, and the scope you choose. A revenue audit with a strategy roadmap is a fixed project fee; training and monthly check-ins are priced separately.

Is revenue management consulting delivered remotely?

Yes. Every engagement is remote, scheduled in your time zone, with read-only access to your PMS, channel manager or pricing tool and working sessions on Zoom. We have worked with hosts and hotels in more than 50 countries this way.

Do I need a revenue management system or pricing tool first?

No. Many clients come to us before choosing a system, and tool selection is part of the scope. A strategy can be run from a PMS and a channel manager alone; a pricing tool then automates it once the strategy exists.

What is the difference between consulting and managed revenue management?

Consulting is a fixed-scope engagement where we build the strategy and your team makes the daily decisions. Managed (or outsourced) revenue management is ongoing: our team makes the daily pricing, restriction and distribution decisions for you on a monthly plan. Many clients start with consulting and move into managed once the strategy is proven.
