An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasonal profiles, event premiums, minimum stays, gap-night and last-minute rules, length-of-stay discounts and per-channel markups. A pricing tool applies the rules; the strategy is what makes the tool useful. Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.
Demand drivers in Lake Ohrid: Ohrid old town and UNESCO lake; Ohrid Summer Festival; Regional and diaspora summer travel; Struga and Saint Naum. Typical guests: Balkan, diaspora and European visitors on 3 to 7 night summer stays. Where the work starts: Summer peak pricing, diaspora August demand and local registration and tourist tax.
Ohrid rentals depend on a short, strong summer. We price August highest and set early minimum stays for diaspora guests who book well ahead, then use July and June rates to fill around the peak. Lake views and beach access justify premiums, and old town properties should explain stairs and parking clearly. Outside summer, weekend packages and monthly rates for remote workers work better than discounts.
