An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, shown next to the same figures for comparable listings. It is used to test a purchase, an arbitrage lease or a new listing before money is committed, and to set revenue targets for a live listing.
Demand drivers in Ljubljana: Lake Bled and Julian Alps; Ljubljana old town and festivals; Hiking and cycling season; Road-trip travellers between Venice and Croatia. Typical guests: European and North American travellers on 2 to 4 night stays. Where the work starts: Summer premiums with minimum stays, and shoulder floors.
At Bled and Bohinj, summer pricing is about scarcity: we use three-night minimums in July and August, raise rates well before arrival and avoid last-minute discounts. In Ljubljana, two-night stays dominate, so we focus on weekend premiums, festival dates and gap-night rules. In shoulder months both markets benefit from hiker and cyclist demand, so we highlight bike storage, parking and drying rooms, and price weekdays to attract longer stays.
The full service is described on our airbnb revenue forecast page; this page covers how it applies in Ljubljana.
