Mexico - Latin America & Caribbean

Revenue management for hotels and short-term rentals in Mexico

Mexico is Latin America's largest short-term rental market and one of the deepest in the Americas, spanning three broad demand types: sun-and-sand resort travel on the Caribbean and Pacific coasts, the year-round cultural and business pull of Mexico City, and colonial and gastronomic tourism inland. Demand is heavily seasonal on the coasts, where North American winter travel and Semana Santa drive rates, but far steadier in the capital, where a large digital-nomad and events base keeps midweek occupancy healthy through most of the year.

Every session scheduled locally

We manage Mexican portfolios entirely remotely, in your time zone, using PriceLabs and Wheelhouse alongside our own pricing software to set base rates, seasonal spreads and minimum-stay rules by market. Owners can take a one-off consulting engagement to build a strategy, or hand the calendar to our managed service for ongoing pricing, and everything is delivered over Zoom without a local office.

National seasonality

Peak demand
Mid-December to April across the beach and colonial markets, with Semana Santa a nationwide spike.
Softest period
September to early November, overlapping Atlantic and Pacific hurricane season on the coasts.

Demand drivers

  • North American winter escape across the Caribbean and Pacific coasts
  • Semana Santa and domestic long-weekend travel nationwide
  • Mexico City as a digital-nomad, events and business hub
  • Cultural and gastronomic tourism through the colonial interior

Regulation and compliance

There is no single national short-term rental licence in Mexico; lodging is taxed at state level through the Impuesto Sobre Hospedaje, which varies by state and is increasingly collected and remitted by the platforms. Quintana Roo, home to Cancun, the Riviera Maya and Tulum, adds an environmental sanitation levy charged per room-night on top of its lodging tax. Mexico City has moved to regulate home-sharing through a host registry and rules on how much of the year a property may be let, so hosts there should register and price around any night limits. Owners generally need an RFC tax identification to invoice correctly.

Currency and channels

Rates are managed in Rates are set in Mexican pesos (MXN), though many coastal owners think in US dollars given how much demand is North American. The peso is free-floating and can swing meaningfully against the dollar, so we revisit base pricing when the exchange rate moves rather than leaving a stale rate card in place., benchmarked against the local comp set and priced for net revenue after channel fees.

Channels: Airbnb and Vrbo lead the beach and vacation-home markets, with Booking.com and Expedia strong for city and resort stays; connected channel managers matter most in Quintana Roo and Los Cabos..

FAQ

Questions from Mexico hosts and hoteliers

Do I need a licence to run a short-term rental in Mexico?

There is no national licence, but you register and pay tax at state level, and Mexico City requires listing on a host registry with limits on letting. We set your calendar up to respect local rules while capturing the seasons that actually drive revenue.

How does the peso affect pricing on coastal properties?

Because so much coastal demand is priced in US dollars, a moving peso changes what your rate really earns. We monitor the exchange rate and adjust base pricing and seasonal spreads so a weaker peso does not quietly erode your yield.

When is peak season across Mexico?

The coasts peak from mid-December to April with Semana Santa the highest week, while Mexico City stays busy year-round. We build market-specific calendars rather than a single national one.

Does Revenuenaire work with hotels and Airbnb hosts across Mexico?

Yes. Revenuenaire works with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Mexico, remotely, with no minimum or maximum portfolio size, from a single listing or independent hotel to management companies running 1,500+ properties. Dedicated market pages cover 7 Mexico destinations, and the same strategy scales to any town or region not listed.

What does pricing strategy cost in Mexico, and how do I start?

A one-time PriceLabs or Wheelhouse setup, priced by your exact listing count, starts at $125 for up to two listings; revisits for existing clients start at $75. Revenuenaire Dynamic Pricing software is $18 per listing per month. Managed revenue management for hotels is quoted per property. Prices are billed in USD and the strategy is built for Rates are set in Mexican pesos (MXN), though many coastal owners think in US dollars given how much demand is North American. The peso is free-floating and can swing meaningfully against the dollar, so we revisit base pricing when the exchange rate moves rather than leaving a stale rate card in place. revenue.
