National seasonality
- Peak demand
- October to April in Muscat and the north, and the July to September khareef in Salalah.
- Softest period
- May to August heat across the north, outside the Salalah season.
Oman's accommodation market is defined by an unusual two-peak calendar. Muscat and the north draw European winter-sun and cultural travel from October to April, while Salalah and the Dhofar region peak in summer during the khareef monsoon, when the south turns green and Gulf families arrive in force. Diving and adventure demand in Musandam adds a third strand. Hotels and resorts lead supply, with holiday homes emerging.
Revenuenaire runs revenue management for hotels, resorts, serviced apartments and short-term rentals in Oman, remotely: Airbnb and vacation rental pricing, outsourced hotel revenue management, consulting, PriceLabs and Wheelhouse setup, and OTA channel optimization. In Oman, rates peak January to March and July to September, so every strategy is built around that calendar.

Every session scheduled locally
We price Omani properties remotely, on Zoom and in your time zone. A revenue manager builds your strategy in PriceLabs, Wheelhouse or our own Revenuenaire Dynamic Pricing software, treating the northern winter and the Salalah khareef as separate high seasons, and can run it as managed revenue management so both peaks are captured.
Hotels, tourist accommodation and holiday homes are licensed by the Ministry of Heritage and Tourism, and municipality and tourism fees apply to hospitality bills. Oman's two-peak calendar, with a winter high season in the north and a summer monsoon high season in Salalah, is the defining national feature for pricing.
Rates are managed in Omani rial (OMR), pegged to the US dollar, benchmarked against the local comp set and priced for net revenue after channel fees.
Channels: Airbnb, Booking.com and Expedia, with hotels and resorts the main supply.
Oman has two calendars running in opposite directions. Muscat, the Hajar Mountains, Nizwa, Sur and the Wahiba Sands peak in the cooler months from October to April, when European winter-sun travellers, cruise guests and GCC families arrive. Salalah in Dhofar peaks from July to September during the khareef monsoon, when cool mist and green hills draw huge numbers of Gulf visitors escaping the summer heat. Musandam adds diving and dhow trips, and Muscat steady business and government travel. We price Oman region by region, protect National Day, Eid and khareef dates, and avoid a single national seasonal curve.

Cooler weather brings European travellers and cruise passengers to Muscat. National Day in November and the year-end holidays lift both city and desert camps.
Muscat's busiest months for winter-sun and touring, with Muscat Nights and festivals adding activity. Mountain and desert stays also perform strongly.
Rising temperatures slow northern touring, though Eid holidays and long weekends still lift demand for Jebel Akhdar and Muscat resorts.
Khareef season turns Salalah green and cool, bringing GCC families in large numbers. Northern Oman is quiet, apart from Eid and mountain escapes.
Hotels, resorts and tourism accommodation in Oman are licensed through the Ministry of Heritage and Tourism, which has also introduced licensing for holiday homes and similar tourism accommodation. Stays carry VAT, and hotels generally add tourism and municipality charges. Owners of residential properties should confirm licensing and building permissions before offering nightly rentals.

Oman's short-term rental market is growing in Muscat, Salalah and the mountain areas. We price Muscat apartments and villas around the winter season, weekends and Eid, Salalah homes around the khareef with minimum stays for Gulf families, and mountain chalets for summer weekends. Large family villas and private pools can command premiums when demand from GCC visitors concentrates.
Omani hotels balance European leisure, GCC family travel, government and corporate business, and cruise or event traffic. We fence rates by segment, protect National Day, Eid and khareef periods, and manage Muscat's winter allocations with tour operators. Salalah hotels need their own summer pricing strategy, while desert camps and mountain resorts benefit from package and board-basis pricing.
For hotels and short-term rentals in Oman, whether one property in Muscat or a portfolio across areas such as Salalah and Dhofar plus Jebel Akhdar and the interior: a dedicated revenue manager runs daily pricing, minimum stays, channel restrictions and monthly reporting for you, month to month with no long-term lock-in.
A fixed-scope review for Oman hotels and short-term rentals: your rates, restrictions, channel mix and comp set are audited, then turned into a 12-month pricing calendar that protects january to march and july to september. Your team runs it, or we do.
We build your Oman strategy inside PriceLabs or Wheelhouse with you on a live call: base and minimum prices, the seasons above, event premiums, gap-night and last-minute rules, for short-term rentals and hotels alike. Priced by listing count, from $125 one-time.
Booking.com and Expedia lead international hotel bookings, Airbnb matters for apartments, villas and chalets, and regional platforms such as Almosafer and Wego help reach GCC guests searching in Arabic. Tour operators still deliver much of Muscat's winter European demand. We keep parity, invest in Arabic and English content and use mobile offers during the khareef.

Run separate seasonal curves for Muscat and Salalah, with northern Oman peaking in winter and Dhofar peaking during the summer khareef.
Load Eid al-Fitr, Eid al-Adha and National Day dates early, with minimum stays for resorts, desert camps and family villas.
Price Salalah family homes and hotels from July to September with weekly stays and early-booking premiums for GCC visitors.
Use mountain resorts at Jebel Akhdar as a summer weekend product, lifting Friday and Saturday rates for residents and Gulf guests.
Review tour-operator allocations in Muscat before the winter peak so unsold rooms return to direct and OTA sale.

From October to April, with January to March usually the strongest months. Cooler weather brings European winter-sun travellers, cruise passengers and GCC weekend visitors. Summer is the quietest period in Muscat because of the heat, so hotels focus on residents, Eid holidays and longer stays then.
Salalah's khareef monsoon from July to September brings cool, misty weather and green landscapes, a rare escape from Gulf summer heat. GCC families visit in large numbers, often for a week or more. We price Salalah properties with a strong summer premium and minimum stays during that window.
Oman has introduced a licensing framework for holiday homes and similar tourism accommodation through the Ministry of Heritage and Tourism. Requirements can change, so owners should confirm current rules before listing. We build pricing around the property's licensed status and any minimum-stay or tax obligations.
The khareef from July to September is Salalah's high season, the opposite of the northern calendar, so we load premiums and tighter minimum stays for those weeks while the rest of the country sits in its summer low.
Winter. Muscat and the north peak from October to April on European and GCC travel, then cool off through the hot summer months, which is the mirror image of Salalah.
