National seasonality
- Peak demand
- June to September nationally, with the Algarve most concentrated and the cities and islands more even.
- Softest period
- December and January, softened in Madeira and the cities by year-round demand.
Portugal is one of Europe's standout rental markets, spanning Lisbon and Porto city breaks, the beach-led Algarve, the year-round mildness of Madeira and the wine tourism of the Douro Valley. Demand is strong across the country with a warm, long season, though the Algarve remains firmly summer-weighted while the cities and islands trade far more evenly through the year.
Revenuenaire runs revenue management for hotels, resorts, serviced apartments and short-term rentals in Portugal, remotely: Airbnb and vacation rental pricing, outsourced hotel revenue management, consulting, PriceLabs and Wheelhouse setup, and OTA channel optimization. In Portugal, rates peak June to September and soften January to February, so every strategy is built around that calendar.

Every session scheduled locally
We manage Portuguese listings remotely and price each region to its own rhythm, using PriceLabs, Wheelhouse or our own software. Owners can take consulting to set the strategy or hand the calendar to us fully managed, and while Lisbon, Porto, the Algarve and Madeira anchor our coverage we run properties nationwide.
Short-term lets operate under the national Alojamento Local (AL) scheme, and the AL registration number must appear on listings. The 2023 Mais Habitacao package that froze new AL licences in pressured areas and added an extraordinary contribution was largely reversed in 2024, so the AL registration remains the core requirement. Cities including Lisbon and Porto also levy a municipal tourist tax per guest per night.
Rates are managed in Euro (EUR), benchmarked against the local comp set and priced for net revenue after channel fees.
Channels: Booking.com and Airbnb dominate, with Vrbo and Expedia strong for Algarve villas and larger properties.
Portugal has one of the most balanced accommodation markets in Southern Europe. Lisbon and Porto draw city breakers, digital nomads, conferences and cruise passengers all year, with the UK, the US, France, Germany, Spain and Brazil as major sources. The Algarve is the classic summer beach destination, with golf extending its season into spring and autumn. Madeira and the Azores sell mild weather, hiking and nature across the year, while the Douro Valley peaks with the autumn grape harvest. Popular saints' festivals in June and big events like Web Summit add sharp spikes. We price Portugal region by region, with the cities on events and day-of-week patterns and the Algarve on a summer curve.

Quiet on the Algarve, but Madeira's mild climate and Carnival, plus winter city breaks and long stays in Lisbon and Porto, support demand.
Easter, spring golf on the Algarve and the Madeira Flower Festival lift demand. Cities perform strongly as the weather improves.
Santo António in Lisbon and São João in Porto in June, then peak beach season on the Algarve in July and August.
Douro harvest, autumn golf season and Web Summit in Lisbon keep rates strong. The Algarve shoulder stays healthy.
Christmas markets and New Year fireworks, with Madeira's New Year celebrations one of the year's biggest spikes.
Short-term rentals in Portugal must be registered under the Alojamento Local regime, with the registration number displayed on listings. Recent reforms first restricted and then handed more control over new registrations to municipalities, so rules vary by city and parish. Lisbon, Porto and many Algarve towns charge a municipal tourist tax per night, and accommodation is taxed at a reduced VAT rate.
Revenuenaire runs revenue management in these Portugal markets. Open any one for its seasonality, events and local strategy, or ask about a town or region not listed.
For hotels, resorts, serviced apartments, Airbnb hosts and property managers in Portugal, delivered remotely by our revenue team.
Each Portuguese region needs its own Airbnb playbook. In Lisbon and Porto, we price events and weekends at a premium and use monthly rates for digital nomads in the quieter months. On the Algarve, we use early-booking prices for UK and Irish families, weekly stays in summer and golf-season rates in spring and autumn. In Madeira, demand is steady, so we focus on holidays and New Year.
Portuguese hotels serve a wide mix of leisure, conference, golf, cruise and wedding guests. In Lisbon and Porto, conferences and events need protection from low-rate groups, while Algarve resorts balance tour operator allotments with direct sales. Golf hotels price spring and autumn as peak periods. The comp set should reflect each region, as Lisbon, the Algarve and Madeira follow different curves.
For hotels and short-term rentals in Portugal, whether one property in Lisbon or a portfolio across areas such as Porto and the Douro Valley plus The Algarve: a dedicated revenue manager runs daily pricing, minimum stays, channel restrictions and monthly reporting for you, month to month with no long-term lock-in.
A fixed-scope review for Portugal hotels and short-term rentals: your rates, restrictions, channel mix and comp set are audited, then turned into a 12-month pricing calendar that protects june to september and fills january to february. Your team runs it, or we do.
We build your Portugal strategy inside PriceLabs or Wheelhouse with you on a live call: base and minimum prices, the seasons above, event premiums, gap-night and last-minute rules, for short-term rentals and hotels alike. Priced by listing count, from $125 one-time.
Booking.com is the leading OTA in Portugal, with Airbnb strong for city apartments and Algarve villas, and Expedia important for American guests. Tour operators still matter on the Algarve and in Madeira. We keep parity, display the AL registration clearly and push direct booking for repeat guests, such as golfers and returning families.

It depends on the municipality. Short-term rentals must be registered under the Alojamento Local regime, and recent reforms gave municipalities more control over new registrations. Some areas of Lisbon and Porto have restrictions. We recommend checking the current rules for your parish before buying or listing.
No. July and August are the peak months, but golf demand makes spring and autumn strong, and the mild winter attracts long-stay guests from northern Europe. We price the summer peak high, then use golf-season and long-stay pricing to keep the rest of the year busy.
Digital nomads and remote workers often stay for weeks or months, especially outside summer. They provide stable revenue during quieter periods. We set monthly rates for them in winter and use nightly pricing during peak months and events, when short stays pay more.
Alojamento Local (AL) is Portugal's national short-let registration. Almost every short-stay property needs an AL number and must display it on listings. It is the single most important compliance step for Portuguese hosts.
The Mais Habitacao measures from 2023, including the freeze on new AL licences in pressured areas and the extra contribution, were largely rolled back in 2024. AL registration itself remains, so we track the current position per municipality.
The Algarve is heavily summer and golf led, but Lisbon, Porto and Madeira carry demand across the whole year. We price the coastal peak hard and treat the cities and islands as far more even markets.
