An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasonal profiles, event premiums, minimum stays, gap-night and last-minute rules, length-of-stay discounts and per-channel markups. A pricing tool applies the rules; the strategy is what makes the tool useful. Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.
Demand drivers in Crested Butte: Crested Butte Mountain Resort skiing; The Crested Butte Wildflower Festival; Summer mountain biking and hiking; Western Colorado University events in Gunnison. Typical guests: Skiers and mountain-biking couples and families on 4 to 7 night stays in Mt. Crested Butte and the historic town, plus Gunnison university visitors. Where the work starts: Sharp winter and mid-summer twin peaks around deep spring and autumn off-seasons, week-long ski minimums, and wildflower-season premiums.
Crested Butte Airbnb pricing must reflect long travel times. Most guests fly into Gunnison or drive several hours, so they stay at least four nights. We use week-long minimums for holiday weeks and July, then set three to four night minimums elsewhere in peak seasons. Orphan gaps between bookings are costly, so gap rules let shorter stays fill them at fair rates.
