Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.

On 30A and in Destin we sell summer as full weeks with a fixed changeover day, usually Saturday. Gulf-front and Gulf-view homes earn clear premiums, as do bikes, golf carts, pools and beach service. Spring Break gets its own season with deposits and occupancy limits. From October, monthly snowbird rates and weekend pricing replace the weekly summer pattern.
