Nairobi sells mostly through Airbnb and Booking.com. Nairobi hosts win on reliability: backup power, fast Wi-Fi, secure parking and easy airport access matter as much as décor. We use weekly and monthly rates for NGO and consultancy stays, and short-notice premiums for safari guests who need one night before a Wilson Airport flight. On the coast, villa pricing follows Kenyan school holidays and the international migration season, with longer minimum stays at Christmas.
Booking.com is the dominant OTA for Nairobi hotels and coastal resorts, while Airbnb leads for Kilimani apartments and Diani villas.
