An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasonal profiles, event premiums, minimum stays, gap-night and last-minute rules, length-of-stay discounts and per-channel markups. A pricing tool applies the rules; the strategy is what makes the tool useful. Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.
Demand drivers in The Peloponnese: Nafplio and the Argolid weekend market from Athens; Costa Navarino and Messinian beaches; Ancient Olympia, Mycenae and Epidaurus; Monemvasia and the Mani. Typical guests: Athenian weekenders, European road-trippers and resort families on 3 to 7 night stays. Where the work starts: Weekend premiums for the Athens market, summer weekly villa rates and long shoulder seasons.
Short-term rental strategy here depends on location. In Nafplio, weekend premiums and Greek holiday dates matter more than summer, so Friday and Saturday nights should be priced well above weekdays all year. In Messinia and the Mani, villas sell by the week in summer and to touring couples in spring and autumn. We set separate rules for each area, allow one or two night stays for touring guests and protect long weeks on beach villas.
The full service is described on our airbnb pricing strategy page; this page covers how it applies in The Peloponnese.
