Revenue management for hotels and short-term rentals in Greece

Greek demand is split between intensely seasonal islands, from the Cyclades and Santorini to Crete, Rhodes and Corfu, and a year-round Athens fed by city breaks and cruise turnaround. A vast private-villa and apartment sector drives supply, the summer peak is sharp, and the shoulder months are lengthening each year as the season stretches into spring and autumn.

Revenue management in Greece at a glance

Revenuenaire runs revenue management for hotels, resorts, serviced apartments and short-term rentals in Greece, remotely: Airbnb and vacation rental pricing, outsourced hotel revenue management, consulting, PriceLabs and Wheelhouse setup, and OTA channel optimization. In Greece, rates peak July to August and soften November to March, so every strategy is built around that calendar.

Market snapshot

How demand behaves across Greece

National seasonality

Peak demand
May to October across the islands, peaking in July and August, with a strong Easter lift and shoulder months that lengthen each year.
Softest period
November to March, when most islands wind down and demand shifts to Athens and Crete.

Demand drivers

  • Cycladic island season at Santorini and Mykonos
  • Crete, Rhodes and Corfu package and independent summer tourism
  • Athens year-round city breaks and cruise turnaround
  • Greek Orthodox Easter and the domestic August holiday

Regulation and compliance

Greece requires an AMA property registry number from the tax authority (AADE) to be displayed on every listing, and from 2025 froze new short-let registrations in three central Athens districts for a year to curb overtourism, alongside a per-night climate-resilience levy.

Currency and channels

Rates are managed in Euro (EUR), benchmarked against the local comp set and priced for net revenue after channel fees.

Channels: Booking.com, Airbnb and Vrbo.

Market guide

Greece revenue management market guide

Greece runs on a seasonal engine that is still lengthening every year. The Cyclades, Crete, Rhodes, Corfu and Halkidiki fill from May to October, with July and August at full compression, while Athens and Thessaloniki keep demand alive through the winter. Inbound markets are broad: the UK, Germany, France, Italy, the US and Israel, plus the Balkans for northern Greece. Greek Orthodox Easter and the domestic August holiday around 15 August add strong local layers. Because many island properties earn most of their year in a few months, opening and closing dates, minimum stays and early-booking pricing matter as much as peak rates. We plan each island's curve separately, as ferry access and flight schedules shape demand differently.

Greece pricing calendar

  1. November to MarchLow

Most islands close. Athens, Thessaloniki and Crete's cities carry demand with city breaks, conferences and long stays, so keep urban pricing active.

  2. April to MayShoulder

Greek Orthodox Easter can spike rates, and island openings bring early-season visitors. Charter flights start, so watch route launches.

  3. JuneHigh

Long days, warm seas and fewer families make June a strong month for couples and weddings, especially in the Cyclades.

  4. July to AugustPeak

Full compression on the islands and coast. Domestic travel peaks around the 15 August holiday, so lift floors and lengthen minimum stays.

  5. September to OctoberHigh

Warm water and lower prices than summer keep demand healthy, and the shoulder keeps stretching later every year on Crete and Rhodes.

Key markets across Greece

Athens and the Cyclades
Athens works year round with city breaks and cruise turnarounds, while Santorini and Mykonos command premium summer rates and need strict minimum stays in peak weeks.
Crete
The largest island and the longest season, with families, couples and independent travellers. Price east and west Crete separately, since access and demand patterns differ.
Rhodes, Kos and the Dodecanese
Package-holiday islands with strong charter-flight demand. Track tour operator allotments and adjust independent rates around their release dates.

Rules and taxes to price around in Greece

Short-term rentals in Greece must be registered with the AADE property registry and display the registration number (AMA) on every listing. A per-night climate resilience fee applies to all accommodation, set higher in the summer months, and short-term rental income is taxed. Recent rules have restricted new short-term rental registrations in central districts of Athens and tightened safety requirements, so check the current position for your area.

Revenue management services in Greece

For hotels, resorts, serviced apartments, Airbnb hosts and property managers in Greece, delivered remotely by our revenue team.

Airbnb revenue management in Greece

Airbnb revenue management in Greece is about earning the season. We open the calendar early so that UK, German and US travellers who plan months ahead see availability, set early-booking rates that rise as the season fills, and apply seven-night minimums in August where demand supports it. Ferry schedules and charter flights affect island pace, so we watch them. In Athens, nightly pricing runs all year and benefits from cruise-turnaround days and long-stay winter guests.

Outsourced hotel revenue management in Greece

Greek resort hotels still rely heavily on tour operator contracts, so the balance between allotments and direct and OTA business is the key decision. We review release dates, push higher-margin direct sales in the shoulder months and protect peak weeks from low-rate contracts. In Athens, hotels price on a mix of leisure, cruise and conference demand, with a comp set built by district rather than star rating.

Pricing playbook

5 pricing moves for Greece

  1. 1

Open next year's calendar by autumn so early planners from the UK and Germany can book, with rates that step up as occupancy builds.

  2. 2

Track the Greek Orthodox Easter date each year, since it moves between late March and early May and can differ from Western Easter.

  3. 3

Use seven-night minimums in August on the islands and drop to three or four nights in June and September to capture shorter stays.

  4. 4

Watch new charter and direct flight routes to Crete, Rhodes and Kos and lift rates where seat capacity grows.

  5. 5

Keep Athens pricing dynamic all winter, using cruise-turnaround days and long-stay discounts instead of closing the calendar.

  6. Fully outsource your revenue management in Greece

FAQ

Questions from Greece hosts and hoteliers

Do I need a registration number to list a property in Greece?

Yes. Short-term rentals must be registered with the AADE property registry and the AMA number shown on every listing. A climate resilience fee is charged per night, and newer rules restrict fresh registrations in parts of central Athens. We recommend checking the current position with an accountant before listing, then we build pricing on top.

When should Greek island rentals open for bookings?

As early as possible, because many international guests plan their summer holidays months in advance. We open the following season by autumn with early-booking rates, then increase prices as availability narrows. Keeping the calendar closed until spring usually means missing high-value early bookings.

Is the shoulder season worth staying open for?

In most areas, yes. May, June, September and October bring couples and active travellers who pay healthy rates, and the season keeps stretching on Crete and Rhodes. We set shorter minimum stays and fair shoulder prices to capture this demand, and adjust opening and closing dates based on real pace.

What is the AMA number?

It is the property registry number issued by the Greek tax authority (AADE) that must appear on every short-let listing; letting without it exposes hosts to significant penalties.

Can I still register a new rental in central Athens?

From 2025 the government froze new short-let registrations in three central Athens districts for a year to ease overtourism, so new supply there has been restricted while existing rentals continue.

How long is the Greek island season?

It runs roughly May to October and peaks in July and August, but the spring and autumn shoulders are extending each year, which we build into island pricing.

Does Revenuenaire work with hotels and Airbnb hosts across Greece?

Yes. Revenuenaire works with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Greece, remotely, with no minimum or maximum portfolio size, from a single listing or independent hotel to management companies running 1,500+ properties. Dedicated market pages cover 4 Greece destinations, and the same strategy scales to any town or region not listed.

What does pricing strategy cost in Greece, and how do I start?

A one-time PriceLabs or Wheelhouse setup, priced by your exact listing count, starts at $125 for up to two listings; revisits for existing clients start at $75. Revenuenaire Dynamic Pricing software is $18 per listing per month. Managed revenue management for hotels is quoted per property. Prices are billed in USD and the strategy is built for Euro (EUR) revenue.
