An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, shown next to the same figures for comparable listings. It is used to test a purchase, an arbitrage lease or a new listing before money is committed, and to set revenue targets for a live listing.
Demand drivers in Galveston: Summer beach season; Galveston Mardi Gras; Cruise departures; Houston weekend travel. Typical guests: Houston-area families on 2 to 4 night stays and cruise passengers on 1-night stays. Where the work starts: Summer weekend premiums, pre-cruise pricing, and hurricane-season floors.
Our Galveston Airbnb strategy splits the calendar in two. Summer weekends and holidays get firm rates with two or three night minimums, because Houston families will pay for a Saturday on the beach. Pre-cruise nights near the port are priced as one-night products with parking and shuttle details front and centre. From late summer into autumn we keep floors in place through storm-watch weeks and use gap-night discounts, rather than broad price drops that undercut the whole island.
