Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results so a short-term rental earns what the market will pay. It goes beyond a one-time pricing setup: the strategy is reviewed and adjusted as demand, events and your own booking pace change.
Demand drivers in Jersey Shore: Summer beach season from Long Beach Island to Cape May; New York and Philadelphia weekend travel; Cape May Victorian and birding tourism; Atlantic City events. Typical guests: Tri-state families on weekly summer stays. Where the work starts: Saturday-to-Saturday weekly pricing, shoulder weekend rates, and town rental-permit compliance.
Shore STR revenue management starts with protecting the summer week. We hold Saturday-to-Saturday minimums through July and August, then let the rules relax in June and September so weekend and midweek stays can slot in. Returning families often rebook the same week a year ahead, so we set next summer's rates before the current season ends. Late in spring, any unbooked summer week gets repriced deliberately rather than slashed, and gaps get filled with three or four-night stays.
The full service is described on our airbnb revenue management page; this page covers how it applies in Jersey Shore.
