Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Jersey Shore sells mostly through Vrbo, Airbnb and Booking.com. Shore STR revenue management starts with protecting the summer week. We hold Saturday-to-Saturday minimums through July and August, then let the rules relax in June and September so weekend and midweek stays can slot in. Returning families often rebook the same week a year ahead, so we set next summer's rates before the current season ends. Late in spring, any unbooked summer week gets repriced deliberately rather than slashed, and gaps get filled with three or four-night stays.
Vrbo remains the strongest channel for full-week family rentals at the shore, and many owners still get direct bookings from repeat tenants. Airbnb captures weekend groups and younger travellers in Asbury Park and the Wildwoods, while Booking.com matters most for motels, inns and Atlantic City.
