Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Munich sells mostly through Airbnb, Booking.com and Vrbo. Because many Munich hosts can only rent for a limited number of weeks a year, short-term rental revenue management here is about choosing the right weeks. We concentrate availability on Oktoberfest, bauma, EXPO REAL and other major fairs, where nightly rates are highest, and price them a year ahead with long minimum stays. Hosts with permitted serviced apartments can run full dynamic pricing, using monthly rates for project workers and weekday premiums during fairs.
