A short, very high summer peak, villa minimum stays, shoulder floors in May and October, and Greece's short-term rental registration and climate resilience fee.

Mykonos earns most of its year in roughly ten summer weeks. Beach clubs at Psarou, Paradise and Super Paradise, the bars of Little Venice and a steady flow of villa groups push August to levels few European resorts reach, then the island empties fast once October arrives and most hotels close for winter. Cruise ships anchor off Tourlos and send day visitors into Chora, but they rarely stay the night, so overnight demand is about air and ferry arrivals from Athens and international hubs. We price Mykonos as a short, steep season: protect the July and August nights with minimum stays, build firm floors for May, June and late September, and accept that the island earns almost nothing in deep winter.

Most villas, beach clubs and hotels are closed. A few Chora apartments take long stays and occasional weekend visitors from Athens at modest rates.
The island reopens around Greek Easter and builds through May. Weddings, couples and early groups book, but weekday demand still needs sensible floors.
Beach clubs are fully open, wedding season peaks and international flights increase. Weekends approach summer rates while weekdays still leave room to sell.
The highest nightly values in the Cyclades. Villa groups book far ahead, so minimum stays and early rate discipline decide the season.
September stays strong with couples and late groups. By mid-October flights thin out and the market steps down quickly toward closure.
Every short-term rental in Greece needs a registration number from the national property registry, and it must appear on each listing. A climate resilience fee is charged per night and is higher in the summer months, so we include it in how totals compare. Greece has also added safety and insurance requirements for rentals, and the island's building rules limit what can legally be converted or extended.

Airbnb revenue management on Mykonos is about the shape of the season and the size of the group. Villas sleeping eight or more book months ahead for July and August, often with five or seven night minimums, while studios in Chora fill late with couples and island-hoppers. We set high opening rates early, hold them through the spring booking window and use gap fills only close in. Shoulder floors in May and October stop the property selling cheaply when the island is half open.
Airbnb Revenue Management in MykonosAirbnb revenue management
Mykonos hotels run a short operating season, so every open night has to carry fixed costs for the whole year. Weddings and celebration groups take blocks in June and September, wholesale and luxury agency contracts cover early demand, and direct and OTA bookings fill the peak. We release contracted allotments early enough to resell them, restrict one-night stays in August and price weekend arrivals off ferry and flight schedules.

Set seven-night minimums on large villas for late July and August, and relax them to three or four nights only inside the last two weeks.
Price the Greek Easter weekend and early May as the season opening, with rates well above winter but below June.
Protect Saturday arrivals in summer, since flight and ferry schedules make them the most requested check-in day for villa groups.
Keep a firm floor through late September, when couples and groups still arrive, instead of discounting as soon as August ends.
Fold the climate resilience fee into how totals are compared so a villa does not look cheaper or dearer than it is.

As early as possible, ideally twelve months ahead. Villa groups and wedding parties plan Mykonos trips a long way out, and they are willing to accept long minimum stays. We open with strong rates and full-week rules for July and August, review pickup monthly through winter and spring, and only loosen restrictions in the final weeks if gaps remain.
Usually only for a small apartment in Chora that can take monthly guests or occasional Athenian weekenders. Most of the island closes, flights are limited and few services operate. For villas and seasonal properties we focus revenue on April to October and plan maintenance in the closed months rather than chasing thin winter demand.
Yes. Greece requires every short-term rental to be registered with the national property registry, and the number must be shown on each listing. Safety, insurance and fee obligations also apply, and they have changed more than once, so we recommend confirming current requirements with a local accountant before the season starts.
