Saint-Tropez and the surrounding gulf are a short-season luxury market. Through July and August, villas in Ramatuelle, Gassin and the hills above Pampelonne let by the week to international families and groups, superyachts crowd the old port and beach clubs set the social calendar. Saint-Tropez itself is tiny, so much of the supply sits in Grimaud, Port Grimaud, Sainte-Maxime, Cogolin and La Croix-Valmer, each at a different price point. Outside summer the market thins quickly, with Les Voiles de Saint-Tropez in late September and early October the one major event still able to fill the port. We price peak weeks a year out with strict changeover days, then use June, September and the regatta to add revenue without discounting the summer.

Many hotels, restaurants and beach clubs close. Villa demand is minimal, so owners use these months for maintenance and to open next summer's calendar.
Easter reopening, the Bravade procession in mid May and long French weekends lift demand. June brings couples and groups on shorter villa stays.
Every villa and suite sells at the top of the market. Weekly minimums are standard, the gulf road jams and the beach clubs drive demand.
Warm water and calmer beaches suit couples, and Les Voiles de Saint-Tropez fills the port with crews and spectators for a week of classic and modern yacht racing.
Seasonal businesses close and the gulf goes quiet. A few Christmas villa stays and second-home owners are the only demand to price.
Each commune on the gulf collects its own taxe de séjour per person per night, with a percentage formula for unclassified rentals, and every furnished tourist let must be declared to the mairie. French law now lets communes require registration numbers, cap rental days for main homes and restrict change of use. Rules differ between Saint-Tropez, Ramatuelle and Gassin, so we check each commune's position before pricing.

Short-term rental revenue here is earned in a single summer. We open July and August a year ahead with seven-night minimums and fixed changeover days, price the weeks around 14 July and 15 August highest, and avoid filling peak dates with short stays. June and September become shorter-stay months for couples and groups. Villa guests also expect concierge services, boat days and staff, which belong in the offer and the total price.
Airbnb Revenue Management in Saint-TropezAirbnb revenue management
Saint-Tropez hotels operate seasonally, many closing in winter, so every open night matters. Leisure guests dominate, with high-spending international couples in July and August and regatta crews, owners and sponsors during Les Voiles. We set minimum stays across peak weekends, manage yacht and event group blocks carefully, and benchmark against both village boutiques and the Ramatuelle beach resorts rather than the wider Var coast.

Luxury villa agencies still handle much of the top-end inventory and expect clear allocations. Airbnb, including its Luxe collection, carries many private villas, Vrbo reaches family groups booking whole homes, and Booking.com sells apartments and hotels to European couples. We align changeover days and minimum stays so an agency booking never collides with an OTA one.

Price the weeks around Bastille Day and the 15 August holiday at the top of the summer curve, when French and wider European demand overlap.

Shift June and September to three or four night minimums for couples and groups, with weekend premiums instead of blanket discounts.
Price Grimaud and Sainte-Maxime homes by distance to the shuttle boat and beaches, not as cheap copies of Ramatuelle villas.

The best villas often book many months in advance, with repeat families securing the same summer weeks year after year. We open the calendar as early as possible at full rates and fixed changeover days. Gaps that remain close to the date can be released for shorter stays, but rarely at a deep discount, because last-minute luxury demand is real.
Yes, for properties near the port. The regatta brings crews, owners, sponsors and spectators for around a week in late September or early October, when the rest of the market is winding down. We price those nights above the surrounding shoulder weeks and use short minimum stays that fit crew schedules.
Each commune sets its own taxe de séjour, charged per person per night and usually collected by the platform or agency. Furnished tourist lets must be declared to the mairie, and communes can now require registration numbers and restrict lets. Because Saint-Tropez, Ramatuelle, Gassin and Grimaud differ, we check each one before listing a property.
