Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Saint-Tropez sells mostly through Luxury villa agencies, Airbnb, Vrbo and Booking.com. Short-term rental revenue here is earned in a single summer. We open July and August a year ahead with seven-night minimums and fixed changeover days, price the weeks around 14 July and 15 August highest, and avoid filling peak dates with short stays. June and September become shorter-stay months for couples and groups. Villa guests also expect concierge services, boat days and staff, which belong in the offer and the total price.
Luxury villa agencies still handle much of the top-end inventory and expect clear allocations. Airbnb, including its Luxe collection, carries many private villas, Vrbo reaches family groups booking whole homes, and Booking.com sells apartments and hotels to European couples. We align changeover days and minimum stays so an agency booking never collides with an OTA one.
