Revenue management for hotels and short-term rentals in Canada

Canada's accommodation market is national in scale and regionally varied, running from summer city and national-park travel across Toronto, Montreal and Vancouver to the winter ski peaks of Whistler, Banff and the Laurentians, and the film, festival and Alaska-cruise demand that layers on top. There is no single national calendar: coastal, prairie and mountain markets each move differently through the year.

Your time zone

Every session scheduled locally

We price Canadian short-term rentals remotely, on Zoom and in your time zone. A revenue manager builds your strategy in PriceLabs, Wheelhouse or our own Revenuenaire Dynamic Pricing software, from dual ski-and-summer curves in the mountains to principal-residence-compliant city pricing, with mid-term rate cards for corporate stays, or runs it as managed revenue management.

Market snapshot

How demand behaves across Canada

National seasonality

Peak demand
Broadly June to September nationwide for city and outdoor travel, with a second winter peak from December to March in the ski resorts.
Softest period
April to May in the cities, and the mud-season lull between ski and summer in the mountains.

Demand drivers

  • Summer city and national-park travel from coast to coast
  • Ski-season demand in Whistler, Banff and Quebec's Laurentians
  • Festival calendars including TIFF, Montreal's summer festivals and the Calgary Stampede
  • Alaska cruise traffic through Vancouver

Regulation and compliance

There is no single federal short-term-rental law; rules are set provincially and municipally. British Columbia's Short-Term Rental Accommodations Act imposes principal-residence requirements in many communities, Quebec requires CITQ registration with a displayed certification number, and cities such as Toronto, Vancouver and Montreal enforce their own principal-residence limits. Since 2024 the federal government also denies income-tax deductions to non-compliant operators, and GST or HST can apply.

Currency and channels

Rates are managed in Canadian dollar (CAD), benchmarked against the local comp set and priced for net revenue after channel fees.

Channels: Airbnb, Vrbo, Booking.com and Expedia, plus Furnished Finder for longer corporate stays.

What a Canada consulting engagement covers

We start with a full revenue audit of the property: rate structure and parity across every channel, segment and room-type mix, booking pace and lead time, comp-set positioning, and the events that actually move rates in Canada. You get the findings, the revenue at stake behind each one, and the order to fix them in.

  • Revenue audit and gap analysis: where rate, mix and restrictions leak money
  • Comp-set and market positioning against the hotels you really lose bookings to
  • Distribution review: OTA commissions, wholesalers, GDS, metasearch and direct
  • Rate plans, room types, segments and restrictions rebuilt from the ground up
  • A 12-month pricing calendar built on Canada's seasons, events and demand pattern
  • Forecasting and budgeting method your team can keep running after handover
  • A costed roadmap with owners, KPIs and a review cadence
Step 1

The revenue audit

We review 12 to 24 months of your own performance data next to live comp-set and market rates in Canada, and come back with what is costing you RevPAR and how much each gap is worth.

Step 2

The strategy and roadmap

Rate plans, room types, segments, restrictions and channel mix rebuilt, plus a 12-month pricing calendar built on Canada's season and event dates. Written down, costed and prioritised.

Step 3

Run it yourself, or hand it to us

Your own team can execute the roadmap, or a Revenuenaire strategist runs it daily on a month-to-month managed plan. No long-term lock-in either way.

FAQ

Questions from Canada hosts and hoteliers

How do the provincial rules change my pricing?

In principal-residence markets such as much of British Columbia, and in cities like Toronto, Vancouver and Montreal, short-stay availability is limited, so we lean on 28-plus-night rate cards and mid-term corporate strategies where full short-term letting is not allowed.

Do you price ski and summer separately?

Yes. Mountain markets like Whistler and Banff carry two distinct curves, a winter ski peak and a summer outdoor peak, with mud-season floors between them. We build both rather than a single seasonal shape.

Can you work with hosts anywhere in Canada?

Yes. Every engagement is remote, on Zoom and in your time zone, whether we set your strategy up in PriceLabs or Wheelhouse or run it as managed revenue management for you.

Does Revenuenaire work with hotels and Airbnb hosts across Canada?

Yes. Revenuenaire works with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Canada, remotely, with no minimum or maximum portfolio size, from a single listing or independent hotel to management companies running 1,500+ properties. Dedicated market pages cover 9 Canada destinations, and the same strategy scales to any town or region not listed.

What does pricing strategy cost in Canada, and how do I start?

A one-time PriceLabs or Wheelhouse setup, priced by your exact listing count, starts at $125 for up to two listings; revisits for existing clients start at $75. Revenuenaire Dynamic Pricing software is $18 per listing per month. Managed revenue management for hotels is quoted per property. Prices are billed in USD and the strategy is built for Canadian dollar (CAD) revenue.
