National seasonality
- Peak demand
- June to September on the coasts and islands, with spring and autumn strongest in the cities.
- Softest period
- November to February on the mainland, offset by the Canaries' warm winter.
Spain is Europe's deepest holiday-rental market and one of the most heavily regulated, running from Barcelona, Madrid and Seville city breaks to the beach seasons of Malaga, Mallorca, Ibiza and the year-round Canary Islands. Demand is enormous and varied: the coasts and islands peak hard in summer, the cities trade strongly in spring and autumn, and the Canaries stay warm all winter.
Revenuenaire runs revenue management for hotels, resorts, serviced apartments and short-term rentals in Spain, remotely: Airbnb and vacation rental pricing, outsourced hotel revenue management, consulting, PriceLabs and Wheelhouse setup, and OTA channel optimization. In Spain, rates peak June to September and soften January to March, so every strategy is built around that calendar.

We manage Spanish listings remotely and price each region to its own season and its own licence regime, using PriceLabs, Wheelhouse or our own software. Owners can take consulting to set a strategy or hand the calendar to us fully managed, and while our flagship pages cover the biggest cities and islands we run properties across every region.
Tourist lets are licensed at regional level, so the scheme name changes with the region: HUT in Catalonia, VFT in Andalusia, ETV in the Balearics, VV in the Canaries and VUT elsewhere, each with a registration number that must appear on listings. A national single registry now issues a mandatory registration number tied to EU rules, and Barcelona has announced it will phase out its tourist-flat licences entirely by 2028.
Rates are managed in Euro (EUR), benchmarked against the local comp set and priced for net revenue after channel fees.
Channels: Airbnb, Booking.com and Vrbo all carry heavy volume, with Expedia strong for coastal and island resorts.
Spain is several markets that share a currency and a holiday calendar. The Mediterranean coasts and the Balearics run a hard summer peak fed by British, German, French, Dutch and Nordic travellers, plus Spanish families in August. Madrid, Barcelona, Seville and Valencia trade on city breaks, congresses and fiestas, and their best months are spring and autumn rather than the hottest weeks. The Canary Islands invert the pattern, with a warm winter that fills from October to April. Domestic travel concentrates on Semana Santa, the August holiday and long weekends known as puentes. We price each Spanish market on its own curve, load fiestas and congresses early, and keep a close eye on licensing, which differs by region and city.

Mainland coasts are quiet, but the Canaries run their winter high season and Las Fallas in Valencia in mid-March is a sharp citywide spike.
Semana Santa, the Feria de Abril in Seville and spring city breaks make this a top period for Andalusia and the big cities.
Beach season on the Costa del Sol, Costa Brava, Costa Blanca and the Balearics, with Spanish families concentrating in August. Inland cities soften in the heat.
City breaks and congresses recover in Madrid and Barcelona while the coasts cool. The Canaries start their winter season from October.
The December puentes, Christmas markets, New Year and Three Kings on 6 January lift city and domestic travel, while the Canaries hold winter sun demand.
Holiday rentals in Spain are licensed by the autonomous communities, and many cities add zoning limits. Barcelona has stopped issuing new tourist flat licences and plans to phase out existing ones, and Madrid restricts tourist flats in the centre. A national registration number is now required on platforms. Catalonia and the Balearic Islands charge a tourist tax per guest per night, and homeowner communities can restrict new tourist flats.

For hotels, resorts, serviced apartments, Airbnb hosts and property managers in Spain, delivered remotely by our revenue team.
Spanish short-term rental pricing starts with what the licence allows. On the coasts and islands, we use seven-night stays and Saturday changeovers in July and August, then shorten minimums in the shoulder months to catch couples and remote workers. In cities, we price congresses, football fixtures and fiestas as events and use mid-length stays for students and professionals where the licence permits. The Canaries reward long winter stays with monthly pricing from November to March.
Spanish hotels split into resort, city and island models. Resort hotels negotiate with tour operators such as TUI and Jet2holidays, so we manage allotment release dates and push direct and OTA pricing once operator pickup is known. City hotels in Madrid and Barcelona depend on corporate and congress demand, tracked through the IFEMA and Fira Barcelona calendars. Revenue managers also need to price around Spain's late dining culture with upsells and half-board packages.
For hotels and short-term rentals in Spain, whether one property in Barcelona and Madrid or a portfolio across areas such as Málaga, Costa del Sol and Andalusia plus Balearic and Canary Islands: a dedicated revenue manager runs daily pricing, minimum stays, channel restrictions and monthly reporting for you, month to month with no long-term lock-in.
A fixed-scope review for Spain hotels and short-term rentals: your rates, restrictions, channel mix and comp set are audited, then turned into a 12-month pricing calendar that protects june to september and fills january to march. Your team runs it, or we do.
We build your Spain strategy inside PriceLabs or Wheelhouse with you on a live call: base and minimum prices, the seasons above, event premiums, gap-night and last-minute rules, for short-term rentals and hotels alike. Priced by listing count, from $125 one-time.
Booking.com leads in Spain for hotels and apartments, Airbnb is strong for city flats and island villas, and Vrbo matters for family villas on the coasts. Expedia brings American travellers to Madrid and Barcelona. Tour operators remain important for resort hotels. We keep licence numbers visible on every channel, because unlicensed listings are being removed by platforms.

Load Las Fallas, Semana Santa, Feria de Abril, San Fermín and major congresses months ahead with event floors and minimum stays.
Run opposite seasonal curves for the Canaries and the Balearics, rather than one Spain-wide calendar, so winter and summer peaks both get full rates.
Price Spanish puentes and the August holiday separately, since domestic demand creates short spikes that foreign market calendars miss.
Use Saturday changeovers and week-long minimums on coastal villas in July and August, then relax them to three nights in shoulder months.
Watch the Mobile World Congress and IFEMA trade fair calendars and lift Barcelona and Madrid weekday rates once pickup confirms the dates.

Only with an existing tourist flat licence, since the city stopped issuing new ones and has announced plans to phase out current licences over the coming years. Licensed flats face less competition and can hold strong rates. Unlicensed apartments are better suited to mid-term rentals of a month or more, priced on a monthly seasonal curve.
The Canary Islands, led by Tenerife and Gran Canaria, have their high season from October to April thanks to warm weather and Nordic, British and German winter sun travel. Madrid also trades well in winter on business, culture and the December holidays, while the mainland coasts are quiet.
Booking.com and Airbnb carry most of the volume, and Vrbo is important for family villas. For resort hotels, tour operators remain a major channel alongside Booking.com and Expedia. We balance channels by season, leaning on direct and Vrbo bookings in summer and Airbnb for longer winter stays.
Spain regulates tourist lets regionally, so Catalonia uses HUT, Andalusia VFT, the Balearics ETV and the Canaries VV, with VUT elsewhere. Each needs a registration number on your listings, and we track the right one per property.
Spain now runs a single national registry that issues a mandatory registration number, aligned with EU short-let rules, on top of the regional licence. Platforms increasingly require it, so both layers matter.
Barcelona has announced plans to phase out its existing tourist-flat licences by 2028. It is the most aggressive stance in Spain, and we help owners there understand what it means for their calendar and exit timing.
