An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasonal profiles, event premiums, minimum stays, gap-night and last-minute rules, length-of-stay discounts and per-channel markups. A pricing tool applies the rules; the strategy is what makes the tool useful. Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.
Demand drivers in Málaga: Semana Santa processions; Summer beach season from Marbella to Nerja; Golf season in spring and autumn; Northern European winter long-stays. Typical guests: British, German and Nordic families on 7 to 14 night stays, golfers and winter long-stay guests. Where the work starts: Weekly summer pricing, Easter premiums, and monthly winter rate cards, with Andalusian VUT registration compliance.
In Malaga city, two to three-night stays dominate, so we use weekend premiums, cruise-day awareness and early Semana Santa and Feria pricing. On the coast, families book by the week, so we set changeovers in July and August. Winter switches to monthly rate cards for Nordic, British and Dutch long-stayers. Sea views, a pool, air conditioning and parking each justify an explicit premium.
