Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Helsinki sells mostly through Airbnb and Booking.com. Helsinki short-term rentals should price around Slush, Flow Festival, white-night weekends and the Christmas market. We set minimum stays for Slush week and summer weekends, use weekly discounts for project and relocation guests in winter and position apartments on sauna, tram access and workspace. Midsummer needs a separate check, because local demand drops while tourist demand holds.
Most Helsinki hotel and apartment bookings come through Booking.com. Airbnb is important for apartments and longer stays, and Expedia brings North American and Asian travellers. We keep parity tight, highlight sauna and transit access and align minimum stays across channels for Slush week.
The full service is described on our other ota optimization page; this page covers how it applies in Helsinki.
