Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Trieste sells mostly through Booking.com, Airbnb and Expedia. Trieste rentals live on weekends. We set two-night minimums on Fridays and Saturdays, shorten them midweek for business guests and visiting academics, and treat Barcolana week as an event with long minimum stays and high base rates. Sea-view and Piazza Unità locations carry clear premiums. In Friuli, wine country homes respond to harvest and summer weekends, while flats in Grado and Lignano follow a short beach season that needs weekly pricing in July and August.
Booking.com dominates for Austrian, German and Slovenian visitors, who book short trips at fairly short notice. Airbnb carries flats in the centre and seafront rentals, and Expedia brings some American travellers on longer Italy routes. We keep Barcolana restrictions identical across every channel so one platform does not sell the regatta cheaply.
The full service is described on our other ota optimization page; this page covers how it applies in Trieste.
