We set Saturday-to-Saturday or Sunday-to-Sunday stays in peak, price each July and August week individually, and allow short stays only to fill gaps in June and September. Condo owners compete on view, pool and parking, so we price oceanfront, oceanblock and bayside units on separate ladders. Event weekends get two- or three-night minimums with premiums that fade quickly once the event ends.
