Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results so a short-term rental earns what the market will pay. It goes beyond a one-time pricing setup: the strategy is reviewed and adjusted as demand, events and your own booking pace change.
Demand drivers in Ocean City: Summer boardwalk season; Senior Week and Sunfest; White Marlin Open; Rehoboth and Bethany beach demand. Typical guests: Mid-Atlantic families and groups on weekly stays. Where the work starts: Weekly summer pricing with fixed turnover, event premiums, and off-season floors.
Vrbo-style weekly pricing still dominates here. We set Saturday-to-Saturday or Sunday-to-Sunday stays in peak, price each July and August week individually, and allow short stays only to fill gaps in June and September. Condo owners compete on view, pool and parking, so we price oceanfront, oceanblock and bayside units on separate ladders. Event weekends get two- or three-night minimums with premiums that fade quickly once the event ends.
The full service is described on our airbnb revenue management page; this page covers how it applies in Ocean City.
