An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasonal profiles, event premiums, minimum stays, gap-night and last-minute rules, length-of-stay discounts and per-channel markups. A pricing tool applies the rules; the strategy is what makes the tool useful. Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.
Demand drivers in Okoboji: West Okoboji, East Okoboji and Spirit Lake summer season; Arnolds Park Amusement Park; Fourth of July week on the lakes; Midwest family lake-house tradition. Typical guests: Iowa, Nebraska, Minnesota and South Dakota families and groups on weekly summer stays. Where the work starts: Saturday-to-Saturday summer weeks, holiday-week premiums, and long off-season floors.
Vacation rental revenue management at the lakes is about weeks, not nights. We set Saturday changeovers and seven-night minimums from mid June to mid August, price the Fourth of July week well above the rest, and release gap nights only close to arrival. Frontage, dock access and sleeping capacity drive value more than interior finishes, so we price lakefront and off-water homes as separate products. Spring and autumn shift to two or three night weekends with lower floors.
The full service is described on our airbnb pricing strategy page; this page covers how it applies in Okoboji.
