Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Rotterdam sells mostly through Airbnb and Booking.com. Airbnb hosts here should think in two segments: weekday professionals who value desk space, fast wifi and quiet, and weekend leisure guests who come for the beach, the architecture or a concert. Where a night cap applies, we reserve allowed nights for festival weeks and summer weekends. Mid-term stays of one to three months for interns, trainee lawyers and relocating staff can fill gaps outside those peaks.
Booking.com is the main channel for both cities, carrying most international business and German weekend leisure. Airbnb works well for apartments, longer stays and beach groups. Hotels should keep corporate and government rates off public OTA channels, and use Booking.com visibility tools only in January and February rather than during summer or festival weeks.
