Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Crete sells mostly through Airbnb, Booking.com and Vrbo. Villa pricing in Crete works best with fixed weekly changeovers in high summer, typically aligned with Saturday charter flights, and seven-night minimums from late June to August. In the shoulders, we drop to three or four-night stays and add length-of-stay discounts to attract couples and walkers. Early-booking demand from the UK and Germany starts in winter, so rates for next summer need to be live and correctly priced well before January.
Booking.com is strongest for European couples and families, while Airbnb and Vrbo dominate villa bookings, especially from UK and North American guests. Specialist villa agencies also send significant demand. We keep parity across all channels, display the AMA number, and use promotions only for shoulder weeks.
The full service is described on our other ota optimization page; this page covers how it applies in Crete.
