Airbnb Smart Pricing is not a strategy: it optimizes for Airbnb's fill rate, ignores other channels and has no event or gap-night logic.

On this coast, our STR pricing treats summer weeks as the core product. We set Saturday or Friday changeovers and seven-night minimums from mid-July to the end of August, with premiums near Henham Park for Latitude week. From September, we cut to three-night breaks and lift prices for dog-friendly homes, which are popular along the beaches at Holkham and Wells. Christmas and New Year weeks get premiums and minimum stays.
