Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results so a short-term rental earns what the market will pay. It goes beyond a one-time pricing setup: the strategy is reviewed and adjusted as demand, events and your own booking pace change.
Demand drivers in Norfolk: Latitude Festival at Henham Park each July; the Aldeburgh Festival of Benjamin Britten's music; the Norfolk Broads, Cromer crab and Blakeney Point seal trips; the genteel resorts of Southwold, Holkham and Wells-next-the-Sea. Typical guests: London families and couples on week-long and long-weekend stays in Southwold, Aldeburgh, Wells and Burnham Market. Where the work starts: Layering festival-week premiums onto a beach-holiday summer peak, and using Christmas, half-term and shooting-season demand to hold winter shoulder floors.
On this coast, our STR pricing treats summer weeks as the core product. We set Saturday or Friday changeovers and seven-night minimums from mid-July to the end of August, with premiums near Henham Park for Latitude week. From September, we cut to three-night breaks and lift prices for dog-friendly homes, which are popular along the beaches at Holkham and Wells. Christmas and New Year weeks get premiums and minimum stays.
