Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Warsaw sells mostly through Airbnb and Booking.com. Warsaw hosts do best when they accept that the market is half corporate. A good desk, fast wifi, invoices for company stays and flexible check-in win weekday and monthly bookings, while concert weekends at PGE Narodowy deserve sharp premiums and minimum stays. We use monthly rates for relocations and keep nightly pricing for weekends and events.
Booking.com leads for both business and leisure travellers, while corporate travel agencies handle much of the weekday demand. Airbnb is strong for monthly and relocation stays. We keep parity, use visibility tools only in January and February, and avoid discounting before large events.
