Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Bilbao sells mostly through Airbnb and Booking.com. In San Sebastián, legal tourist flats are scarce, so our revenue managers chase rate rather than occupancy in summer, with three-night minimums in August and Film Festival pricing set early. Bilbao behaves more like a business city: weekday logic for consultants and conference delegates, weekend premiums for leisure, and concert and Athletic Club match days loaded in advance. Both cities have rainy winters, when we lean on gastronomy-weekend offers rather than deep nightly cuts.
Booking.com leads in both cities, with Airbnb strong for apartments and longer stays in San Sebastián. Expedia brings North American food travellers, who tend to book further ahead and stay longer. We keep parity, state walking distance to La Concha or the Guggenheim clearly, and use Booking.com promotions sparingly during the wet winter.
