The Berkshires sells mostly through Airbnb, Vrbo and Booking.com. Short-term rental revenue management in the Berkshires depends on matching minimums to the cultural calendar. We load Tanglewood's season, Jacob's Pillow and summer theatre dates, then set three-night weekend minimums near Lenox in July and August. October foliage uses two-night minimums county-wide. Through mud season we lower floors gradually, add monthly discounts for remote workers and keep weekends priced above weekdays to protect positioning.
Airbnb and Vrbo carry most whole-home demand from New York and Boston, with Vrbo strong for week-long summer stays. Booking.com and Expedia matter more for inns and hotels.
