Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
The Black Forest sells mostly through Airbnb, Booking.com, Vrbo and Expedia. Holiday homes in the hills should price by the week in July, August and the winter school holidays, with fixed changeover days to keep turnovers manageable. Outside those windows we switch to two or three-night minimums and short-break pricing for walkers and spa guests. Snow is the big variable: winter rates on the Feldberg should rise quickly once conditions are good and ease if the season starts late. In Freiburg, nightly pricing follows university terms and the Christmas market.
Booking.com and Expedia carry most hotel and apartment demand from Germany, Switzerland and France, while Vrbo and Airbnb suit families booking chalets for a week.
