Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Cape Cod sells mostly through Airbnb, Vrbo and Booking.com. Short-term rental revenue management on the Cape and Islands centres on the summer week. Families plan around ferry reservations and Saturday turnovers, so we price week by week, holding July 4th and August firm and avoiding late discounts that teach guests to wait. In June and September, we shorten minimums to three or four nights to capture couples and wedding guests. Island properties need earlier price setting, since summer ferry bookings open months ahead.
Vrbo is especially strong on the Cape for families booking full weeks, while Airbnb covers couples and shorter shoulder-season stays. Booking.com and Expedia matter for inns and hotels. We keep parity, use weekly pricing on Vrbo, and highlight beach distance, outdoor showers and ferry access.
