Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Hudson Valley sells mostly through Airbnb, Vrbo and Booking.com. Our Airbnb strategy here is weekend-first. We set strong Friday and Saturday rates, require two nights on most weekends and three on holiday and peak foliage dates. Midweek is sold to remote workers and retirees with weekly offers. Design, hot tubs, fireplaces and views earn real premiums with city guests. For ski areas, winter weekends are priced by distance to the lifts.
Airbnb leads for design-forward homes and cottages, Vrbo brings families and groups, and Booking.com captures last-minute weekenders looking at inns. We keep parity, align minimum stays and use OTA promotions mainly for midweek and spring.
