Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Gatlinburg sells mostly through Airbnb, Vrbo and Booking.com. The Smokies are a comp-set market more than an event market. We benchmark each cabin against others with the same bedroom count, hot tub, game room and view, because guests filter on exactly those features. Rates are held through October and the holidays, but inside two weeks we let pricing react quickly to unsold dates, since drive-in families book late. Three-night minimums in summer and two nights in quieter months usually balance occupancy and cleaning costs.
Airbnb and Vrbo split most cabin demand, with Vrbo strong among families booking larger homes and Airbnb dominant with couples. Booking.com works well for condos and hotels near the Parkway. Direct booking is common for cabin companies, so keep rates aligned and use OTA promotions mainly for last-minute gaps.
