Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Julian sells mostly through Airbnb, Vrbo and Booking.com. Most Julian guests book one or two nights, so STR pricing here is about weekend yield and avoiding stranded nights. We use two-night Friday and Saturday minimums from September to November, allow single nights midweek, and fill orphan gaps with short-stay discounts. Snow brings a sudden surge, so we watch forecasts and lift rates the moment a storm is likely. Cabins with fireplaces, hot tubs and mountain views earn the strongest premiums.
