Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Key West sells mostly through Airbnb, Vrbo, Booking.com and Expedia. Key West STR strategy depends on licensing. Licensed transient homes can run dynamic nightly pricing, with long minimums for Fantasy Fest and New Year's Eve and premiums for pools and walkability. Non-transient homes need monthly pricing, which we set by arrival month, with January to March arrivals priced highest. In the Middle and Lower Keys, boat docks, canal access and lobster season shape the strategy.
Booking.com and Expedia are strong for Key West guesthouses and hotels, and Vrbo leads for family homes in the Middle and Lower Keys. Airbnb attracts couples and Fantasy Fest groups.
