Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Oregon Coast sells mostly through Airbnb, Vrbo and Booking.com. Coastal Airbnb pricing here depends on view and walkability to sand more than bedroom count. We price oceanfront, ocean-view and town homes on separate ladders, set two-night weekend minimums all year, and push three- to five-night stays in July and August. Winter listings should lead with fireplaces, hot tubs and storm views, priced as premiums, with modest midweek discounts for remote workers and retirees.
Vrbo is strong for family homes booked by the week, Airbnb leads for couples and shorter stays, and Booking.com and Expedia matter for hotels and condos. Local property managers control a meaningful share of inventory, so we watch their published rates when setting peak weeks.
