Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Park City sells mostly through Airbnb, Vrbo and Booking.com. Park City Airbnb pricing is driven by a handful of winter weeks. We set five- to seven-night minimums for Christmas and New Year, four nights for MLK and Presidents' Day, and price ski-in ski-out access and hot tubs as clear premiums. Late January now needs its own curve without Sundance compression. Summer pricing targets weekend escapes and concerts, with weekly discounts helping midweek and mud-season occupancy.
Vrbo is strong for ski families booking full weeks, Airbnb leads for groups and shorter stays, and Booking.com and Expedia matter for hotels and condo-hotels. Ski-focused travel agencies and resort rental programmes also control inventory, so we watch their published rates.
