Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Bangkok sells mostly through Airbnb, Booking.com and Agoda. Airbnb revenue management in Bangkok is mostly a question of what your building allows. Licensed serviced apartments can run true nightly dynamic pricing with festival premiums and gap-night rules. Condo hosts restricted to 30-night stays win on monthly pricing: a seasonal monthly base, a cool-season premium for November to February arrivals, and early discounts for long rainy-season stays. In both cases, we position the listing on BTS or MRT distance, because guests filter on it first.
Agoda is the strongest OTA for Asian inbound travellers, Booking.com leads with European guests, and Airbnb wins longer stays and condo listings. We keep rate parity across all three, use Agoda and Booking.com visibility programmes selectively in the rainy season, and make sure photos, room names and BTS distance are consistent everywhere.
