Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Osaka sells mostly through Airbnb, Booking.com, Agoda and Rakuten Travel. Under the 180-night minpaku cap, we place selling nights on sakura, Golden Week, Gion Matsuri and autumn colours, then use mid-term rentals for the remaining months. Kyoto machiya listings price at a premium but face local rules, so we design calendars around them. Osaka properties licensed as special-zone minpaku or simple lodging can sell more nights, so they need full dynamic pricing with festival and USJ demand.
Booking.com and Agoda reach international guests, Rakuten Travel and Jalan reach domestic travellers, and Airbnb is strong for minpaku and machiya stays. We keep parity, make sure accommodation tax is shown clearly, and use Rakuten promotions for domestic quiet periods in January, February and June.
