Seoul sells mostly through Airbnb, Booking.com and Agoda. Revenue management for Seoul short-stay homes starts with licence type. Foreigner-only homestays compete for international guests, so we price around blossom seasons, autumn foliage and concert weekends. For properties without short-stay licences, we build monthly strategies for students, expats and long-term business visitors. Proximity to subway lines, particularly the airport railroad and Line 2, drives demand, so we add premiums for those locations.
Agoda and Booking.com dominate international bookings, with Trip.com strong among Chinese and Taiwanese travellers.
