Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Tokyo sells mostly through Airbnb, Booking.com, Agoda and Rakuten Travel. Tokyo short-stay revenue depends on your licence. A 180-night minpaku should place its nights on sakura, Golden Week, Comiket weeks and autumn, then sell mid-term stays for the rest. Properties with a hotel or simple lodging licence can run full dynamic pricing. Listings should show station walking time, room size and luggage storage, because guests filter on transport and space.
Booking.com, Agoda and Expedia reach international guests, Rakuten Travel and Jalan cover domestic travellers, and Airbnb is strong for minpaku and family apartments. We keep parity across channels, show accommodation tax clearly, and use Rakuten and Jalan promotions in January, February and June.
