Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Hobart sells mostly through Airbnb, Booking.com and Stayz (Vrbo). Tasmanian guests often build a road trip, so a Hobart listing competes with the whole island for nights. We price the event windows hard, Dark Mofo, New Year and yacht race week, with minimum stays, and keep two or three night minimums at other times to fit touring itineraries. Winter listings should lead with heating, fireplaces and parking. On the East Coast, summer premiums must be balanced against the long quiet winter.
Booking.com and Airbnb lead in Hobart, and Stayz (Vrbo) is useful for East Coast shacks and family homes. Many guests book several stops on the same channel, so content that explains drive times, parking and nearby walks helps. We keep parity and use Booking.com and Airbnb promotions mainly for July and August.
The full service is described on our other ota optimization page; this page covers how it applies in Hobart.
