Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Sydney sells mostly through Airbnb, Booking.com, Stayz (Vrbo) and Expedia. The 180-night cap changes the maths for non-hosted properties. We choose which nights to sell for short stays, New Year's Eve, Mardi Gras, Vivid, summer weekends and school holidays, and price them hard with minimums. The remaining nights go to stays of longer than three months for corporate relocations, students or medical stays, which sit outside the short-term rental definition. Hosted listings face no cap but need strong reviews.
Booking.com and Expedia are strong for Sydney hotels and apartments, Airbnb leads for homes and longer stays, and Stayz (Vrbo) helps for family beach homes. We keep parity and show the STRA registration number everywhere, because platforms remove listings that do not display a valid one.
