Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Manila sells mostly through Airbnb, Booking.com and Agoda. In Makati and BGC, Airbnb revenue depends on building rules first and corporate demand second. Where short stays are allowed, we price weekdays above weekends and add weekly and monthly discounts for project-based professionals. In Boracay and Mactan, short-stay homes compete with resorts, so we position on space, private pools and family capacity. Christmas stays need their own strategy: balikbayan guests book two to four week stays, so we set long minimums and early premiums.
Agoda is the strongest OTA across the Philippines, especially for regional Asian travellers and domestic bookers, while Booking.com brings European and North American guests. Airbnb leads for condos and family homes, particularly in Manila and Cebu. Hotels also gain from Trip.com for Chinese and Korean demand. We maintain parity and use Agoda promotions selectively in the rainy season.
