Google Vacation Rentals and TripAdvisor are search and metasearch channels: they show your property, rates and availability to travelers who have not decided where to book. Optimizing them means accurate listing content and photos, rate parity and availability across channels, and a direct booking link that is competitive with the OTAs.
Helen sells mostly through Airbnb, Vrbo and Booking.com. Helen's Airbnb calendar is short and intense. We set Oktoberfest weekends and peak foliage dates at the top of the year with two or three night minimums and avoid releasing single nights until very close in. Summer weekends near the Chattahoochee get firm Saturday rates with tubing access highlighted in the listing. In winter, we shift to midweek discounts and couples-focused messaging around fireplaces and hot tubs.
Airbnb and Vrbo carry most cabin and chalet demand, while Booking.com and Expedia matter for village motels and inns. We keep weekend rates aligned across channels and use OTA promotions only for midweek and winter dates, never for Oktoberfest weekends.
